Arkose's residential construction work covers three scopes that get quoted and scheduled differently: ground-up new construction, renovation of an existing structure, and room or floor extensions. Each starts with a site and structural assessment, since soil condition and (for renovations) the existing structure's condition determine both cost and timeline before a construction contract is signed.

Our Process

1. Site Assessment and Soil Testing (3–7 days): Determines foundation type and cost.

2. Structural Design and Bill of Quantities Preparation (1–2 weeks): An itemized material and labor cost breakdown.

3. Municipal Approvals for Construction: Scope varies; renovations and extensions typically need less paperwork than new construction.

4. Foundation and Structural Work (6–10 weeks): For a standard home, longer for larger builds.

5. Electrical, Plumbing and HVAC Rough-in (4–8 weeks): Alongside wall construction.

6. Finishing (4–8 weeks): Flooring, painting, fixtures and fittings.

7. Final Inspection, Snag List, and Handover: With a workmanship warranty.

Recent Work

Standard residential builds typically run 8 to 14 months from foundation to handover, depending on size; a single-floor home on a smaller plot finishes faster than a multi-floor build. Renovation and extension work is usually quicker, often 6 to 12 weeks. Material grade is set upfront in the Bill of Quantities so there's no ambiguity mid-project.
